TOKYO-Mitsui O.S.K. Lines, Ltd. (MOL; President & CEO: Takeshi Hashimoto) today announced that Daibiru Corporation (President & CEO: Takashi Maruyama; Head Office: Kita-ku, Osaka), an MOL Group company engaged in the real property business, completed the Midosuji Daibiru building in Minami-Kyuhoji-machi, Chuo-ku, Osaka and held the completion ceremony for the building yesterday.

The newly completed building is the reconstructed former Midosuji Daibiru, which closed at the end of December 2020, and it will carry on the same name as its predecessor. The project concept is "Your Premium, Your Workplace," and the building offers workspaces that can accommodate diversified workstyles (solo work, meetings, telework, and so on) and an environment that supports physical and mental health, while respecting the spirit of "coexistence with nature" that Daibiru has inherited.

Furthermore, it has achieved high business continuity plan (BCP) response capability and environmental performance, and these efforts earned the highest rank of "S" in the "CASBEE-Smart Wellness Office" (Note 1) certification. This is the evaluation combined with the fact that the building earlier received the "S" rank in the CASBEE Osaka Mirai certification. In addition, in the office space and other areas, Daibiru Corporation plans to achieve a reduction of 40% or more from the standard primary energy consumption and obtain "ZEB Oriented" (Note 2) certification.


Concept and Outline

The structure is a 20-story high-rise building with main offices (3rd, 5th to 19th floors), retail space (first floor), tenant lounge (second floor), rental conference rooms (third floor), and members-only "ouno" shared office space (fourth floor). The standard floor office space is about 200 tsubo (about 661m2) per floor, with no pillars and flat floor space with excellent layout efficiency, enabling more efficient offices with no dead space. The exterior features dark metal panels reminiscent of the previous building, and the design reflects the bustle of Midosuji Boulevard and the greenery of Namba Shrine.

The second and third floors offer premium workplaces. On the second floor, there is a lounge for tenants with an area of about 100 tsubo (about 330 m2). In addition to meeting rooms, phone booths, counter seats, and powder rooms, the high-quality, relaxing space includes an open-air terrace with a two-story atrium facing Midosuji Boulevard. Small split-level offices and a rental conference room are available for use by all tenants on the third floor.

The fourth floor is dedicated to "ouno," Daibiru's first shared office space. Under the concept "Create a premium space for each and every one," it offers "the best environment (premium)" to every worker, with sophisticated design and services that meet the ever-changing needs of Daibiru Corporation customers in a society where workstyles are diversifying.

The building also offers "wellness staircases" that are filled with natural light and make you want to walk, and "refreshment terraces" on each floor, where you can refresh yourself by experiencing the outside air. Lighting facilities in common areas and lounges on the 1st to 3rd floors, feature dimming and color control in accordance with time changes in the external light environment to provide a cozy and comfortable environment that matches the biological rhythm of the body.


Environmental performance and BCP response capability

In addition to providing physical and mental health and comfort, the building also offers high BCP response capability and environmental performance. These initiatives earned high regard, and the building received the highest rank of "S" in the "CASBEE-Smart Wellness Office" certification. The building has already received the "S rank" in the CASBEE Osaka Mirai certification. In addition, in the offices and other areas, the building is designed to achieve a reduction of 40% or more from the standard primary energy consumption and obtain "ZEB Oriented" status. As with Daibiru Corporation's other properties, the introduction of CO2-free electricity (Note 3) will offer a decarbonized office.

In terms of BCP, a vibration-damping structure is adopted, and the building has a strong seismic performance equivalent to "Advanced" in the seismic performance grade defined by the Japan Structural Consultants Association (JSCA). To cope with power outages, it has a power supply system with an emergency generator that can operate for 72 hours continuously. Even in the event of a power outage, the building is designed to be able to supply a certain amount of electricity to major functions such as disaster prevention equipment and toilets, as well as to rent space. In preparation for flood damage, it has not only seawalls installed, but also emergency drainage tanks, and other measures have been taken to enable the use of toilets even when water and sewage systems are disrupted. Its design takes a comprehensive approach to ensuring that tenants can maintain their business operations even in case of earthquakes, floods, or other disasters.

(Note 1) "CASBEE-Smart Wellness Office" is a system that combines "CASBEE-Wellness Office" certification with a building's environmental performance evaluation (CASBEE Osaka Mirai for Midosuji Daibiru). It also evaluates factors that contribute to improved intellectual productivity, as well as performance related to safety and security, in addition to factors that directly affect the health and comfort of workers in a building.

(Note 2) "ZEB Oriented" is a certification system for buildings with a total floor area of 10,000 m2 or more, in which measures are taken to achieve further energy savings in addition to the use of a high-performance envelope and high-efficiency energy-saving equipment.

(Note 3) Electricity is derived substantially from renewable energy sources through the use of non-fossil certificates. In addition, the building has adopted RE100-compliant electricity, which utilizes non-fossil certification with additional tracking information on the location of power generation.

Under the "BLUE ACTION 2035" management plan, the MOL Group has been pursuing business portfolio transformation to further enhance stable profit-earning businesses and ensure profitability even during shipping recessions.
